This does not seal to the surface of the concrete tank with only the butyl tape. It says it will and in the video it shows that is all you need for a good seal along with the concrete screws but it does not completely seal. Just FYII swept off the concrete surface to the tank, used a wire brush and got the shop vac out and removed any remaining debris just to make sure it was clean. After I applied the butyl tape to the bottom side of the flange and placed it on the concrete surface of the tank it was a very weak seal. One very important tip is to make sure that when you apply the butyl tape to the bottom side of the flange section, if you’re covering a square or rectangle opening, that you stretch it out on the corners where it will sit on the concrete tank to make sure each corner is sealed. I also applied some, well, actually a lot of construction adhesive, Liquid Nails, on the rest of the sections rated for extreme outdoor conditions before I made the final seal and drilled in the screws.Afterwards, when the rain came, I removed the lid and noticed some drips around the seal from the inside allowing ground water into the tank. Once it was dry, I used some foam sealant, called Great Stuff, that expanded and hardened in the underside creases between the flange and the tank surface. This was done in both openings and 1 can covered all 4 sides of each hole under the bottom flange section that was attached to the tank. Obviously, I had the lid removed for both openings during this process. Once it dried and expanded, it hardened and now there is virtually no ground water getting into the tank from the surrounding area.The other thing I do not like about this kit is the lid. There are holes for the screws that are predrilled into the plastic riser section. Once you remove them a couple of times, they tend to not grip as well when tightened which requires you move the location of the holes to get a better grip that tightens the lid down more snug to the riser. If there was a metal washer attached where the original holes were drilled into the riser, you wouldn’t have to do this.Expensive kit, had to make some adjustments, but overall, I’m just happy I don’t have to dig up my yard anymore when I need the tank pumped.
