1) This kit DOES come with the seat. Seller should upload a picture of the seat or a picture of the actual kit that shows that it comes with the seat. The small text in the details is often missed.2) The packing nut was pretty loose on the stem and was leaking water when turned ON. So if you're experiencing a leak/drip around the shaft, tighten the packing nut snug.We'll see how this stem holds up.

...fitted with no hassle, closed main water supply, removed the old seat, yes it comes with a new replacement seat, installed the new one, screwed on the new faucet stem, closed off it, reopened the water supply, that was it, dripping was gone. Open on and off for leak testing, all perfect!

I changed my faucet about 2 months ago, can’t review on how it’s holding up? Fixed my leak!It fit & worked perfectly. I feel like I’m pretty handy with house diy’s.Don’t pay $100+ for a plumber.On the lower difficulty end of the fix it yourself scale. Easy fix. Always helps to watch a couple of videos.Stop watching your money drip from faulty faucet...it’s really that easy.
